The event was held at The Eve downtown Grand Rapids & hotel accomodations at the gorgeous JW Marriott. With so many new people joining our family, it was great to have an opportunity to let loose & get to know each other better. Everyone had a fantastic time snapping pictures at the photo booth, enjoying a delicious meal and receiving their mock “@Homey” awards 🙂

The “golden ticket.”
With all of the buzz surrounding social media marketing, it’s not surprising that social media is being touted as the “golden ticket” for agents looking to gain an edge.
So…let’s do this.
Which platforms? There are a handful of great social media platforms & micromedia platforms. My advice on which ones to use: use whatever you use, wherever your audience is using…it doesn’t really matter…what matters is that you’re using it authentically. Thought leadership on social media comes when your voice & input are helpful, real, verifiable & meaningful…all elements of authenticity.

Just say NO to automation. Every platform deserves authentic content that’s never automated. Automated refers to services that automatically create posts, messages, follow-up emails, etc. Your audience on FB is different than your audience on Twitter or Instagram…so don’t give them the same content. Automated posts are the complete opposite of authentic content (content you create) & it’s spammy.
Just say YES to content marketing. Content marketing is the only real & effective strategy (in my opinion…for Real Estate) for posting on social media. Give people what they go to social looking for…quotes, funny memes, photos, video, tips & tricks…etc. By giving your audience what it wants, you’re giving them value to being a subscriber of your page. Make yourself useful & valuable. Build credibility & trust…so that you can earn the right to post a link to a new listing every week or so…and when people think bout listing their home, they’ll consider you. To create this social atmosphere, you MUST BE VALUABLE.
Don’t post your listings directly from the MLS. Yes, put up your listings once in a while…but do it in a unique way. Use beautiful & interesting photos. Make your fans want to click on the link. Better yet, explore your communities, interview your local heroes, let people fall in love with the stories you tell about where you live, where you want them to live. Instead of telling them how great the schools are, interview your first grade teacher who is still teaching. Think local.
Do not use social media as a medium to constantly funnel your direct advertising. It’s not a classified section…it’s a place for social interaction…don’t get confused & too narrow sighted. Think of it as the Jab, Jab, Jab…Hook! (@GaryVaynerchuk) Give them three things that have nothing to do with you making money in real estate…cute pic of your kids, great quote, funny viral video repost…then…give them an interesting post with a great house you just listed.
Learn the Facebook newsfeed algorithm. Google it. News Feed is the constantly updating list of stories in the middle of your homepage. News feed includes status updates, photos, videos, links, app activity and likes from people who you’re connected to. The algorithm is the tool that FB determines what shows up in your newsfeed. What you post is ranked…the higher the ranking the more people see your post. Example: Posting a high quality image along with text in your status update will get your post seen by 87% more viewers than a text-only update.
Educate yourself on the different social platforms, how to use them & what they can do to help you reach your goals…these are some of my go-to resources for updates on the always evolving world of social media.
Gary Vaynerchuk — social media marketing rockstar…Google him, follow him on every platform, watch & re watch his videos. If you don’t like the F word, grow up. He’s a genius. Learn what you can. Websites: Mashable.com | Placester.com | Hubspot.com | Techcrunch.com
Try stuff. Test. Repeat. Keep trying new things. If a post doesn’t work, don’t post it again. If you’re not embracing a new trend in social, your going to be late to the party.
Follow, Like, read, etc all successful FB pages, Twitter accounts, Blogs, Instagram users, etc. it’s a great way to learn how it’s done well. It will also give you places to share content from.
Invite your friends to like your posts & pages, share their content when you can…build relationships.
Sponsor posts & ads. They work, they’re cheap & they’ll will get you more followers on all platforms. You need an audience. No audience = No post longevity or effectiveness.
Always interact with your followers. ALWAYS. INTERACT. Engage them. Answer their questions, ask them follow-up questions, validate them as followers & friends.
Don’t look for a return on investment in the first year. There’s ROI in anything people pay attention to…but if you don’t know how to use it…you lose. Learn how to use the platforms, understand your different audiences & keep trying new things on social. You’re building relationships…relationships build trust…trust drives revenue. All three of these take time.
Finally, Have fun. There’s something wildly exciting about learning & embracing something new…and there is no better venue than social.
